Summary

  • Programme is ~3 days behind after last week's rain; roofing pulled forward to Wed 17 June and lock-up moves to 15 July.
  • Friday's H&S walk findings (scaffold tags, kickboards, tied ladder gate) are closed out; the east-boundary trench barrier is now a nightly check.
  • West stair exit clearance is down to ~850 mm — scaffold to be re-tied Wed 17 June, egress re-marked Friday, photo to Dave Marsh.
  • Council pre-line inspection booked 10:00 Tue 30 June; plumbing pressure test 25 June, electrical rough-in done 26 June, GIB lands 2 July.
  • VO-14 (sound-rated GIB to the media room and master wall, rough order $3,200 + GST) to be priced by Mon 22 June for owner approval.

A short glanceable digest — the formal minutes still get written by you.

Righto, it's half seven, let's crack in. Everyone's here — Dave's joining us for the whole thing today.

00:00:58
Reuben Castle

Agenda: programme and weather, the Friday H&S walk, Dave's client items, then services. Aim to be done by quarter past.

00:01:37
Mara Quinn

I'll take the notes and circulate the actions by lunchtime.

00:02:15
Reuben Castle

Programme first. We lost two and a half days to rain last week — the site was a bog Monday and Tuesday.

00:03:04
Dylan Pryce

Level two framing's back on track though. If it stays dry we're done Wednesday.

00:03:47
Mara Quinn

Long-range has a southerly front coming through Thursday afternoon, rain into Friday.

00:04:35
Reuben Castle

Then I want the roofing crew pulled forward. Can we have them start Wednesday instead of Friday?

00:05:18
Dylan Pryce

Purlins are done and the underlay's on site, so yeah — Wednesday works if the framing inspection's out of the way.

00:06:02
Mara Quinn

I'll ring Southern Roofing this morning and swap the slots. Truck movements will need the crossing kept clear.

00:06:55
Dave Marsh

From the owners' side — are we still tracking lock-up for the tenth of July?

00:07:41
Mara Quinn

Honestly, no. With the rain days we're about three behind. Lock-up moves to the fifteenth of July, and we claw the three days back in the lining stage.

00:08:33
Dave Marsh

Fine. Put the revised date in writing though — it goes in my board report on Thursday.

00:09:10
Mara Quinn

You'll have the updated programme by tomorrow.

00:09:58
Reuben Castle

Good. H&S next. Friday's walk turned up three things.

00:10:47
Reuben Castle

Two scaffold tags on the west elevation were out of date, kickboards were missing on the level-two north edge, and the ladder gate was tied open. Again.

00:11:32
Dylan Pryce

Kickboards went back on Friday afternoon. The tied gate was the painters — I've had a word.

00:12:20
Reuben Castle

Scaffold company re-inspected yesterday morning. Tags are current now, but it shouldn't take our walk to catch it.

00:13:11
Tessa Albright

For the record, all three are logged in the register and closed, except the gate — that one stays open a week so we can check the habit's actually changed.

00:14:03
Mike Carver

While we're on it — the trench along the east boundary. The barrier keeps walking during the day. It wants putting back every night, not just when someone remembers.

00:14:49
Reuben Castle

Agreed. Dylan, that's yours — end-of-day check, barrier and lids back on the trench.

00:15:24
Dylan Pryce

Yep, on the list.

00:16:10
Dave Marsh

Before we leave safety — the west stair exit. I walked it yesterday afternoon and the clear width at the bottom is down to about eight-fifty with that scaffold standard where it is now.

00:16:58
Dave Marsh

The consent drawings call up a full metre clear at the west stair exit discharge. Right now you couldn't get a stretcher through there.

00:17:42
Reuben Castle

You're right — that standard moved inboard when they re-tied the bay for the drainage trench.

00:18:21
Dylan Pryce

That's the bay they shifted three weeks back —

00:18:25
Dave Marsh

— exactly, and it never went back out. It's been sitting in the egress path since.

00:19:07
Dave Marsh

I want the west stair exit back to a metre clear and the route re-marked before Friday. If the certifier walks the site it's an instant fail, and it's a genuine safety issue besides.

00:19:55
Reuben Castle

Fair call. Scaffold company are on site Wednesday for the re-tie — I'll have them shift that standard out of the exit path, and we'll repaint the egress marking Friday morning.

00:20:41
Dave Marsh

Send me a photo once the west stair exit is clear and I'll close it out in the client report.

00:21:12
Reuben Castle

Will do. Photo to you Friday.

00:21:50
Tessa Albright

I'll flag it high-priority in the register so it doesn't slide.

00:22:41
Mara Quinn

Right — inspections. Where are we with the council pre-line?

00:23:20
Reuben Castle

Booked. The pre-line inspection is Tuesday the thirtieth of June, ten o'clock. Council confirmed yesterday.

00:24:12
Mike Carver

Plumbing rough-in will be finished Wednesday the twenty-fourth. Pressure test Thursday the twenty-fifth — I'll leave the gauge on overnight so you've got the reading for the inspector.

00:25:03
Reuben Castle

Sparkies reckon their rough-in's done Friday the twenty-sixth, so everything's closed off with two clear working days before the pre-line.

00:25:51
Mara Quinn

Insulation's booked to start the day after the pre-line passes, and the GIB delivery lands Thursday the second of July.

00:26:34
Dave Marsh

What happens if the pre-line fails on something?

00:27:08
Reuben Castle

We get the punch list same day and re-book. Council's running about a week's turnaround, which is why we want the buffer.

00:27:59
Mike Carver

One thing — I need the bath on site before the pre-line, not after. If it goes in post-lining someone's cutting GIB.

00:28:46
Mara Quinn

It's in the yard already. Dylan can bring it up with Thursday's delivery.

00:29:12
Dylan Pryce

Sweet, consider it done.

00:30:05
Dave Marsh

Last one from me. The owners have asked for sound-rated GIB in the media room, and on the wall between the master bedroom and the hall.

00:30:54
Tessa Albright

Noise-rated thirteen-mil both faces, plus acoustic insulation in the cavity? That's the usual spec.

00:31:31
Dave Marsh

That's the one. What's it going to cost them?

00:32:19
Tessa Albright

Rough order, three thousand two hundred plus GST — the board, the extra hang time, and the insulation. I'll firm it up as a variation.

00:33:08
Mara Quinn

We'll raise it as VO-14. Priced and with you by Monday the twenty-second, Dave.

00:33:57
Dave Marsh

If it's under five grand I can approve it inside forty-eight hours, so that keeps it clear of the GIB order.

00:34:44
Mara Quinn

That's the plan — decision before the board order goes in on the twenty-fifth.

00:35:31
Reuben Castle

Anything else for the good of the order?

00:36:12
Mike Carver

Just flagging I'm at Stoneridge Thursday and Friday, so anything for me here, get it to me Wednesday.

00:36:58
Dylan Pryce

Skip's full again, by the way.

00:37:20
Reuben Castle

I'll book the swap today.

00:38:04
Tessa Albright

And timesheets by Friday midday please, or the pay run waits for no one.

00:38:51
Reuben Castle

Right — actions: scaffold and the west stair exit sorted by Friday, photo to Dave. Pressure test the twenty-fifth. VO-14 priced by the twenty-second. Programme update out tomorrow.

00:39:46
Mara Quinn

Notes and the action list will be out by lunch.

00:40:22
Reuben Castle

Same time next Tuesday. Thanks all.
